Kolkata Port Trust to revalue real estate

Kolkata Port Trust (KoPT) would soon appoint a global consultant for revaluation of its land in Kolkata, Haldia and other areas.
 
KoPT chairman A K Chanda said KoPT has already decided to revalue its land assets to boost its income from real estate.
 
The port last revalued the land ten years back in 1996.
 
Besides, land revaluation, KoPT is planning to acquire 2,500 acre land at near the Jellingham sandbank in the river, close to the in east Midnapore town on Nandigram, or dumping solid dredged from the river.
 
Chanda indicated that later on the area could be developed for port related industries.
 
Port had already notified close to 1,100 acres in the area for acquisition.
 
He was talking to the press after the launch of a geographical information system (GIS) for the effective management of KoPT's estate at Kolkata, Budge Budge and Howrah.
 
Commenting on the revaluation of land, Chanda said that the port has already started the revaluation process in Haldia dock system (HDS).
 
KoPT had 4,576 acres in Kolkata, out of which around 3326 acre were within the municipal limits of Kolkata, Howrah and Budge Budge.
 
Besides, it had 6,500 acres in Haldia. "KoPT is trying its best to improve income from real estate and the introduction of GIS and the revaluation is part of that effort," he said.
 
The real estate income of KoPT rose from just Rs 18 crore some years back to Rs 120 crore in 2005-06. The estate income of KoPT in the first quarter of the current fiscal was Rs 46 crore.
 
Elaborating on the GIS project, Chanda said Descon was implementing the project for KoPT. He indicated that KoPT would later try to put in place satellite imaging system for monitoring its real estate.
 
"Management of our vast estates covering different districts and cities is a gigantic task and requires specialised skills. So we might move to satellite imaging in future," he added.
 
Chanda said KoPT had earmarked Rs 50 crore for acquisition of land in Nandigram.
