Hyderabad holds max vacant office space at 284 lakh sq ft: Vestian

Hyderabad has maximum vacancy in office space at 284 lakh sq ft among seven major cities amid strong supply in last few years, according to real estate consultant Vestian. As per the Vestian data as of March 2025, Hyderabad has a total office stock of 1,620 lakh square feet, of which 284 lakh sq ft or 17.5 per cent area is vacant and yet to be rented out to corporates. The vacancy in Hyderabad came down to 17.5 per cent from 19 per cent as no fresh supply came into the market during January-March period of this year. After Hyderabad, the consultant data showed that Delhi-NCR has vacant office space of 232 lakh sq ft out of total office stock of 1,364 lakh sq ft. The vacancy rate in Delhi-NCR is 17 per cent. Bengaluru, the country's most prominent office market, has a stock of 2,805 lakh square feet and out of that 7.5 per cent or 210 lakh sq ft is vacant. In Chennai, the office vacancy is 7.1 per cent. India's top eight office markets witnessed a 74 per cent rise in gross leasing of office spaces in the latest March quarter to a record 282 lakh square feet, mainly driven by a strong demand for foreign firms setting global capability centres (GCCs), according to Knight Frank. On Thursday, real estate consultant Knight Frank India released its 'India Real Estate: Office and Residential Report' for January-March 2025. "Q1 2025 was an exceptional period for the Indian office space market. Table Space takes lease of 1.35 mn sq ft office space in four cities

Table Space has taken on lease 13.5 lakh square feet of office space across Mumbai, Chennai, Hyderabad and Bengaluru to meet the growing demand for premium managed workspace from corporates. In a statement on Tuesday, the company said it has taken on lease 1.35 million (13.5 lakh) sq ft in response to rising demand in key micro markets. Table Space also plans to add another 1.75 million (17.5 lakh) sq ft in Mumbai, Hyderabad, and Bengaluru to expand its portfolio. Office space demand to rise 35% in 6 cities; double in Hyderabad: Colliers

Office space demand across six major cities continues to be strong, with gross leasing of workspaces set to rise 35 per cent annually in the January-March quarter, according to Colliers India. Real estate consultant Colliers India has released the data on the office market for the January-March period, nine days before the closing of the current quarter. As per the data, the total gross leasing of office space is estimated to rise to 13.6 million square feet across six major cities -- Bengaluru, Delhi-NCR, Mumbai, Chennai, Hyderabad and Pune -- during the first quarter of 2024. The leasing stood at 10.1 million square feet (sq ft) in the year-ago period. The demand is set to grow in Hyderabad, Mumbai, Bengaluru and Delhi-NCR, but may fall in Chennai. In Pune, the demand is likely to remain flat at 0.8 million sq ft. Office space demand in India's six major cities will remain healthy this year as domestic and foreign firms are expected to lease 50-55 million square feet area to expand their businesses, according to a FICCI-Colliers report. Hyd's office space development gets a boost as firms eye large workplaces

Hyderabad, 15 October: Global financial and tech firms' quest for campus-size office spaces is fueling the demand for Grade A office space in Hyderabad, which has been witnessing higher absorption rates besides the launch of projects of a bigger scale on the back of lower property rates. "The large global firms are looking for Grade A office space with a starting size of 0.5 million square feet in a single location and some may even require 1-2 million square feet considering their growth needs," Thirumal Govindraj, managing director of office space developer RMZ Corp told Businss Standard.The Bangalore-based company is currently doing a large commercial project named 'The Sky View' in the city in partnership with homegrown business house MyHome Group.The back-end operations and technology development centers of several global firms in the city are spread across different locations as these companies gradually increased the local head count as part of expansion over a period of time. .
