Six persons, including a revenue official and a woman, were booked for allegedly duping an NRI of over Rs 3 crore under the garb of selling a piece of land to him which did not exist.
The UK-based NRI Harbhajan Singh Jaspal told the police that particular property dealers had done a deal of selling a 20 kanal and 2 marla peice of land with him for Rs 1.80 crore on May 18, 2015.
The duo had told Jaspal that the land belonged to Rajwinder Singh whose mother Shiv Dev Kaur has power of attorney, police said.
The NRI gave the duo Rs 45 lakh through different cheques as advance money, police said. Registry was due on September 9, 2015.
The duo asked more Rs 40.60 lakh which he paid, but still the registry was not done, he alleged.
Meanwhile, the revenue official appeared on the scene and assured that if the NRI agreed to buy the land at higher price of Rs 2 crore (Rs 20 lakh more than the previously settled rate), then he will ensure that the registry is done, police said.
The NRI said that he found out later that the fee of stamp papers for the registry was only Rs 20 lakh and the the official had defrauded him of Rs 52 lakh in this too.
Later, he realised that he was taken for a ride as the land did not exist at all and the piece that the accused had shown him was actually a road, police said.
A case under Sections 420 (cheating and dishonestly inducing delivery of property), 465 (forgery) 467 (forgery of valuable security, will), 468 (forgery for purpose of cheating), 471 (using as genuine a forged document) and 120-B (criminal conspiracy) of IPC was registered against the accused, they added.
