State Bhawan to be included as separate category in MPD 2021

State Bhawan or State Guest House will be included as a separate category in the Master Plan of Delhi (MPD) 2021, the DDA today said.
The modification in the MPD 2021 was approved during the Authority Meeting of the urban body, which prepares the master plan for the capital city.
"The proposal for creating State Guest House as a separate category in MPD-2021 with enhanced development control norms had been requested by MoUD which was examined and discussed in the Technical Committee of DDA.
"The final proposal in the form of common use permission of State Guest House was proposed to be added in the para 4.4.3 of MPD-2021," the DDA said.
As per this amendment State Bhawan/State Guest House will be a separate category wherein ground coverage will be 50 with a FAR (Floor Area Ratio) of 150 and height restriction of 15 m in 'D' Zone i.E. Within Lutyens' Bungalow Zone (LBZ), it said.
"In other areas the ground coverage will be 50 but FAR will be increased to 200 subject to clearance from AAI/Fire Department and other statutory bodies," it added.
Among other decisions, the DDA also approved change in use of land measuring 8367.10 sq m, from recreational (P-2 District Park) to transportation (T-3 MRTS circulation) in Shivaji Park at Basai Darapur, Ring Road for construction of Delhi Metro Station for Mukundpur - Yamuna Vihar corridor.
"Change of land use of area measuring 3019.5 sq m from residential to government to construct a new office building of Registrar General of Census Commission India at 2-A Man Singh Road, New Delhi was proposed to be changed under section 11 (A) of DD Act-1956," it said.
At the meeting, a proposal was approved for inviting objections and suggestions from general public as per the procedure laid in Master Plan. Change of land use of a site measuring 3.74 ha from residential land use to Public/Semi Public Facilities for solid waste management facility at Maidangarhi near IGNOU Campus in Zone 'J' was also approved.
Also, modification with respect to development of control rooms of night shelters were also proposed.
"The maximum ground coverage will be 60 per cent as compared to 30 per cent earlier and FAR will be 200 as compared to 120 earlier. The limit of minimum plot size of 1000 sq m was also removed. The modification will facilitate more space in night shelters. The final modification will be issued by Ministry of UD," the DDA said.
