TVS Emerald has bought a 12-acre land to develop a real estate projects worth about Rs 2,800 crore. The company did not disclose the cost of the acquisition of the land, which is located on Radial Road (PTR) in Chennai. The land will have a development potential of 2.5 million square feet and a revenue potential of Rs 2,800 crore, the company said in a statement. This marks the third acquisition of land by TVS Emerald in the current fiscal. Earlier, the company acquired a 4-acre land parcel in Padur, Chennai and a 4-acre parcel in Thanisandra, Bengaluru. TVS Emerald, a subsidiary of TVS Holdings Ltd, has registered a sale value of Rs 169 crore on the day of launch of its first plotted development project in Karnataka. 'The Estate' in Bagalur near Sarjapur, is a 33-acre project near Bengaluru, marking the Chennai-based company's first plotted development in the neighbouring state. Of the 461 plots launched, as many as 442 plots were sold. The plots range from 500 sq ft to over 5,000 sq ft in size and priced from Rs 17.49 lakh, a company statement here said on Wednesday. Besides this project, TVS Emerald said it has planned for more in Bengaluru, including an apartment community in Rachenahalli and a luxury project on the Mission road. "The brand has a total of two million sq ft of area under development in Bengaluru," the statement said. Real estate developer Emerald Haven Realty Ltd (TVS Emerald) has partnered with senior citizen living community operator Columbia Pacific Group to develop and operate a senior living residential project in the city, company officials said on Wednesday. The project would consist of approximately 250 homes built on a 2.7-acre plot in Thaiyur in neighbouring Chengalpet district. "This is a 50:50 joint venture. We bring the development skills and they are bringing senior living expertise," TVS Emerald president and chief executive officer Sriram Iyer told reporters. According to company officials quoted in a joint statement, the senior living segment in the country is valued at about USD 10 billion and it is growing at a compounded annual growth rate (CAGR) of 10 per cent post the covid-19 pandemic.
