Realty firm Central Park Estates will invest Rs 2,000 crore to develop a luxury housing project in Gurugram as part of its expansion plan. Central Park, owned by The Bakshi Group of Enterprises, which has presence in real estate, infrastructure, hospitality and automotive industries, has launched a new project 'Delphine' in Sector 104, Dwarka Expressway. The company will develop six towers in this project, spread across 7.85 acres, in three phases. In a statement on Monday, the company said the total investment would be Rs 2,000 crore through internal accruals and bank loans. The construction will start in 2026, and the project is expected to be completed by 2032. The development will be executed in three phases with an estimated sales realisation of Rs 3,500 crore, it said. An e-rickshaw driver died after a car being driven by a 16-year-old boy rammed into his three-wheeler in southwest Delhi's Dwarka, police said on Saturday. The incident took place around 11.15 am on Friday on the Dwarka Nala Road stretch, they said The teenage boy was accompanied by his younger sister, a senior police officer said, adding that after losing control, the car overturned and crashed into an oncoming e-rickshaw, critically injuring its 40-year-old driver, a resident of Najafgarh. "The victim was rushed to a nearby hospital but succumbed to severe head injuries. He was declared unfit to give a statement before he passed away," said a senior police officer. He added that initial findings suggest the car was being driven at a high speed and flipped before colliding with the rickshaw. The police said the vehicle, a private car owned by the boy's father, was being driven without a valid licence. The minor reportedly took the car out without permission, the officer added. "
The Delhi Development Authority (DDA) has opened membership for its golf course located in Sector 24 in of Dwarka, the land-owning agency said. According to the playing rights brochure issued by the agency, persons from the non-government category can get membership for five years by paying an entry fee of Rs 9 lakh, in addition to a monthly fee of Rs 2,200. A three-year membership in the same category comes with an entry fee of Rs 6 lakh and a monthly fee of Rs 2,200, it said. The agency said that for government employees, the entry fee has been fixed at Rs 3 lakh for five years and Rs 2 lakh for three years, with a monthly fee of Rs 1500. The 18-hole golf course spans 7,377-yards and features two-level, open-to-sky driving range that can accommodate up to 52 players at a time -- 26 on each level. Realty firm ATS Homekraft will invest Rs 1,300 crore to develop a luxury housing project on Dwarka Expressway, Gurugram as part of its expansion plan amid strong demand for residential properties. ATS Homekraft, a flagship company of ATS group, has launched a premium residential project 'Sanctuary 105', which is spread over 13 acres and comprises around 700 apartments. The company has sold around 340 luxury homes in the first phase of this new project for Rs 825 crore. Udaivir Anand, Managing Director of ATS Homekraft, said the company has launched a new luxury housing project at an affordable rate to target end-users and first-time homebuyers. Anand said the company will develop a total of around 750 apartments in this project, which has a built up area of 23 lakh square feet and a saleable area of over 16 lakh square feet. Housing prices in Bengaluru's Bagaluru rose highest by 90 per cent since 2020, while Dwarka Expressway in Delhi-NCR ranked 4th with 79 per cent average appreciation, according to Anarock. Real estate consultant Anarock analysed price trends in the top 3 micro-markets of the 7 major cities, based on the maximum new supply seen in the last five years. As per the data, Bengaluru's Bagaluru recorded the highest price appreciation of 90 per cent between 2019-end and June this year. "Average residential prices at Bagaluru jumped from Rs 4,300 per sq ft in 2019 to Rs 8,151 per sq ft in H1 2024," Anuj Puri, Chairman at Anarock, said. Hyderabad's Kokapet is ranked second with 89 per cent price appreciation. Prices rose from Rs 4,750 per sq ft in 2019 to Rs 9,000 per sq ft in H1 2024. The Munak Canal breach that led to flooding in the Bawana area and impacted the water supply in different parts of the city has been fixed, the Delhi government said on Friday. In a statement issued late night, it said water is likely to reach the Dwarka plant by Saturday morning. Residents of the area have been grappling with water shortage since the breach in one of the sub-branches of the canal, which supplies water from Haryana to Delhi, late Wednesday. Delhi Water Minister Atishi said, "The embankment was breached at the Bawana entry point. A 7-metre-wide and 15-metre-long soil embankment has been built now. Its compression has also been done. "The concrete lining work is on... It takes about five to six hours for the concrete to set. We are expecting that Haryana will release water in Munak Canal at around 7 am tomorrow," she said. Average housing prices in projects along Dwarka Expressway in Gurugram have risen 83 per cent in the last 10 years and are likely to appreciate further with the opening of a 19 km stretch, according to real estate experts. Earlier this month, the Prime Minister inaugurated the 19 km stretch in Gurugram out of a total 29 km long Dwarka Expressway. According to data compiled by real estate consultant Anarock, around 53,000 housing units were launched between 2013 and 2023, and out of that over 80 per cent have already been sold. The average prices in the primary (first sale) residential market along Dwarka Expressway have surged to Rs 8,300 per square feet (sq ft) last year from Rs 4,530 per sq ft in 2013. Commenting on the outlook of real estate along Dwarka Expressway, Signature Global Chairman Pradeep Aggarwal noted that Dwarka Expressway has emerged as the epicenter of real estate growth in the Delhi-NCR region.
