Uniform building guidelines okayed

The Tamil Nadu government has approved uniform guidelines or Development Control Regulations relating to special buildings, multi-storeyed buildings, group developments, layouts and sub-divisions. 

According to the state government release these regulations are to be implemented in planning areas including Trichy, Madurai, Tirunelveli, Thoothukudi, Salem, Erode, Coimbatore, Tirupur, Vellore and sub-urban areas falling in Kancheepuram and Tiruvallur districts in Tamil Nadu.

“The Development Regulations framed by CMDA are scientifically driven with series of deliberations with technical experts and public consultations,” the government said in a release.

The broad guidelines proposed fall in line with the Development Regulations with appropriate modifications and also cover Development Regulations like Special Buildings, Multi-storeyed Buildings, Group Developments, Layouts and sub-divisions, it was further added.

If the road width is 18 metres and above then height of the building should be 60 metres and if the road width is minimum 30.5 metres then building 60 metres and above.

Necessary provision has been made to the effect that 10 per cent of site area shall be earmarked for providing house for Lower Income Group, EVVS where developments are proposed in the site exceeding 10,000 sq.m . said the release.

The concept of premium FSI over and above normally allowable premium FSI (floor space index) has been suggested.

“It is expected that the guidelines will avoid different technical interpretations at various level and will help the common public and also for the officials to follow uniform guidelines and ensure expeditious issuance of planning permission.”

To eliminate difficulty where demonstrable hardships are caused, the state Government has constituted an empowered committee consisting of Secretary, Housing and Urban Development Department as chairman, Secretary, MAWS Department and Member-Secretary, CMDA as Members and Director of Town and Country Planning as Convener of the Committee to look into the cases and relax the planning parameters.
