Signature Global raises ₹875 cr from IFC to fund new housing projects

Realty firm Signature Global Ltd on Tuesday said it has raised Rs 875 crore from World Bank's lending arm IFC through issuance of non-convertible debentures (NCDs) and the amount will be used to develop housing projects and retire high-cost debt. Gurugram-based Signature Global, one of the leading real estate developers in the country, also exuded confidence of achieving the sales bookings target of Rs 12,500 crore for this fiscal, on the back of launch pipeline of homes worth Rs 14,000 crore during the next five months. The company sold properties worth Rs 10,290 crore last fiscal to become the fifth largest listed realty firm in terms of sales bookings. "We have raised Rs 875 crore from private placement of NCDs with International Finance Corporation (IFC)," Signature Global Chairman Pradeep Kumar Aggarwal told reporters here. Income tax rate on affordable housing projects be lower at 15%: CREDAI

Realtors' apex body CREDAI has suggested that the government in the upcoming Budget should fix income tax on affordable housing projects at only 15 per cent, saying this would help enhance supply of low-cost homes that have maximum demand. The Confederation of Real Estate Developers' Associations of India (CREDAI), which represents more than 13,000 developers, has made many suggestions for the upcoming Union Budget to address critical challenges faced by the sector. The recommendations include revision of definition of affordable housing, tax sops to real estate companies to build affordable homes and enhancing deduction limit of principal and interest paid by individuals on home loans. CREDAI has expressed serious concern over falling share of affordable housing segment in total fresh supply in the past few years. India's eight major cities saw an average 11 per cent increase in housing prices annually during the September quarter on strong demand, with Delhi-NCR witnessing the highest appreciation at 32 per cent, according to a report. Realtors' apex body CREDAI, real estate consultant Colliers and data analytic firm Liases Foras on Monday released their joint 'Housing Price-Tracker Report Q3 2024'. "Average housing prices across the top eight markets in India rose 11 per cent Y-o-Y (year-on-year) at Rs 11,000 per sq ft during Q3 (July-September) 2024, led by sturdy demand and positive market sentiments," the report said. The average housing prices have increased for the 15th consecutive quarter since 2021. All the eight major cities saw an annual increase in housing prices, the consultant said. Centre sanctioned 7,000 houses for internally displaced people: Manipur CM

Manipur Chief Minister N Biren Singh on Wednesday said the Centre has sanctioned the construction of 7,000 houses for internally displaced and violence-hit people in the state. Talking to reporters at the CM Secretariat, he expressed gratitude to the Prime Minister Narendra Modi, Home Minister Amit Shah and other leaders for their concern regarding the situation in ethnic strife-torn state. "I thank the PM, HM and other leaders as they are seriously concerned about the situation in the state. Recently, the Centre sanctioned the construction of about 7,000 houses in the state for the internally displaced persons. Signature Global to launch housing projects worth Rs 13k cr by March: CMD

Realty firm Signature Global will launch multiple housing projects with a revenue potential of around Rs 13,000 crore by March next year to expand business and encash strong demand. Signature Global Chairman Pradeep Kumar Aggarwal said, "We have launched one housing project worth around Rs 3,000 crore in the first quarter of 2024-25. We have a strong launch pipeline for the remaining three quarters". "We are looking at launching more housing projects in Gurugram, Manesar and Sohna belt. These upcoming projects will have a revenue potential of around Rs 13,000 crore," he added. Affordable flats launches drop 21% annually in April-Jun in top 7 cities

New supply of affordable apartments -- costing below Rs 50 lakh -- declined 21 per cent in the April-June period across seven major cities as builders are launching more premium flats, according to JLL India. Real estate consultant JLL India on Friday released data for housing market of major seven cities, showing a 5 per cent increase in fresh supply of apartments to 1,59,455 units during April-June 2024 from 151,207 units in the year-ago period. The data includes only apartments. Rowhouses, villas, and plotted developments have been excluded from the analysis. Of the total new supply in the June quarter, the launches of affaordable flats stood at 13,277 units, a fall of 21 per cent from 16,728 units in the same period last year. The launches of flats, each costing Rs 50 lakh to Rs 1 crore, declined 14 per cent to 47,930 units from 55,701 units. Average housing prices in projects along Dwarka Expressway in Gurugram have risen 83 per cent in the last 10 years and are likely to appreciate further with the opening of a 19 km stretch, according to real estate experts. Earlier this month, the Prime Minister inaugurated the 19 km stretch in Gurugram out of a total 29 km long Dwarka Expressway.
