Realty firm Prestige Estates Projects Ltd has reported a 19 per cent decline in consolidated net profit at Rs 235.9 crore for June quarter of 2026-27 fiscal year. Its net profit stood at Rs 292.5 crore in the year-ago period. Total income rose to Rs 2,835.6 crore during the quarter from Rs 2,468.7 crore a year ago, according to a regulatory filing on Wednesday. In a separate filing, Prestige Estates said it has entered into a strategic partnership to develop a residential project in Thane. It did not disclose the name of the landowner. The upcoming project is spread across 14.6 acres with development potential of over 5 million square feet. The company expects a total revenue of Rs 6,000 crore from this project. Realty firm Prestige Estates Projects Ltd has acquired 50 per cent stake in Advent Convention and Hotels International Ltd for Rs 504 crore as parts of its expansion plan. Bengaluru-based Prestige Estates has entered into an investment agreement to acquire 50 per cent stake in Advent Convention and Hotels International Ltd (ACHIL), which is undertaking development of a commercial project in Mumbai, according to a regulatory filing on July 3. Prestige and ACHIL would develop a commercial project on lands admeasuring to 21,978.22 square metre at Andheri East, Mumbai. "The project entails a total leasable area of 1.50 million sq ft and has a gross development value of Rs 4,500 crore," it said. Realty firm Prestige Estates Projects will invest around Rs 15,000 crore this fiscal in the construction of residential and commercial projects across South India, Mumbai Metropolitan Region and Delhi-NCR. Bengaluru-based Prestige Estates is one of the leading real estate developers in the country. It achieved a record sales bookings of Rs 30,024 crore during the 2025-26 fiscal, up 76 per cent from the preceding year. "We will be investing Rs 14,000-15,000 crore this fiscal on construction," Prestige Estates Projects Executive Director Zayd Noaman told PTI. Out of the projected construction spend, he estimated around Rs 9,500-10,000 crore for housing projects and Rs 4,500-5,000 crore for commercial projects, including office complexes and shopping malls. Prestige Estates achieved a record sales bookings of Rs 30,024 crore during the 2025-26 fiscal, up 76 per cent from the preceding year. In an interview with PTI, Prestige Estates Chairman Irfan Razack said, "We have got about Rs 65,000 crore of unrecognised revenue in the book. It is not a small amount". He mentioned that the company follows the completion method for recognition of revenues. This means that revenue gets recognised once the real estate project gets completed. However, Razack said the company is in discussion with auditors to shift towards the percentage of completion method. Its net profit stood at Rs 25 crore in the year-ago period, driven by higher income. Total income also more than doubled to Rs 4,143.5 crore during the January-March period of 2025-26 fiscal from Rs 1,589.3 crore in the corresponding period of the preceding year, according to a regulatory filing on Thursday. During the 2025-26 fiscal year, the company's net profit jumped over two times to Rs 1,195.5 crore from Rs 467.5 crore in the preceding year. According to its latest operational update, the company's pre-sales or sales bookings stood at a record Rs 30,024 crore in the 2025-26 fiscal, up 76 per cent from the preceding year. Irfan Razack, Chairman and Managing Director, said the company has closed FY26 on a strong note, with steady sales momentum through the last financial year and a good finish in the fourth quarter. "Demand across our key markets has remained encouraging, and our focus on quality, location, and timely execution continues to resonate well with customers," he said.
