Ashiana Housing sales bookings jump over 2.5 times to Rs 454 crore in Q3

Realty firm Ashiana Housing has reported over 2.5-fold jump in its sales bookings to Rs 454.31 crore in the quarter ended December on strong demand for its residential properties. The company's sales bookings stood at Rs 173.88 crore in the year-ago period. During April-December period of this fiscal, Ashiana Housing sales bookings increased to Rs 1,362.17 crore from Rs 935.68 crore in the corresponding period of the preceding year, according to the latest regulatory filing. During the third quarter of 2024-25 fiscal, Ashiana Housing sold 451 units as against 252 units booked in the year-ago period. Delhi-based Ashiana is one of the leading real estate developers in the country. The company is mainly into the housing segment and specialises in senior living homes. During the 2023-24 financial year, Ashiana Housing had sold properties worth Rs 1,798.22 crore. Housing sales rose 7 per cent annually in 2024 across eight major cities to reach 12-year high at 3,50,613 units on better demand for premium homes amid stable mortgage rates and strong economic growth, according to Knight Frank. Last month, real estate consultant Anarock had reported that housing sales declined 4 per cent in 2024 to nearly 4.6 lakh units across seven major cities. In a virtual conference on Tuesday, property consultant Knight Frank India Chairman and Managing Director Shishir Baijal noted that the Indian housing market saw a strong demand for homes priced between Rs 2-5 crore each. Hyderabad and Pune reached an all-time highs and Mumbai recorded a 13-year peak. Housing sales are estimated to fall 4 per cent this year in seven major cities to nearly 4.6 lakh units on lower launches, while sales in value terms are up 16 per cent to Rs 5.68 lakh crore, according to Anarock. Average housing prices grew 21 per cent this year across the seven major cities on rising rates of land, labour and some building raw materials. Anarock, which is one of the leading housing brokerage firms in India, attributed the fall in sales volumes during 2024 to a drop in new launches of housing projects because of a delay in regulatory approvals amid general and assembly elections. Housing sales are estimated to fall 21 per cent annually across nine major cities during October-December period to 1.08 lakh units on high base effect, according to PropEquity. Real estate data analytics firm PropEquity on Saturday released the sale numbers for India's top nine housing markets -- Delhi-NCR , Mumbai, Navi Mumbai, Kolkata, Bengaluru, Pune, Hyderabad, Chennai, Thane. It has estimated sales to rise only in Delhi-NCR. As per the data, the total sales of residential properties across the nine cities are likely to decline to 1,08,261 units in the current quarter as against 1,37,225 units in the same period last year. However, sales are likely to rise 5 per cent from 1,03,213 units in the preceding September quarter. 7 major cities see 305k apartments sale worth Rs 5.10 trn in 2024: Report

India's seven major primary housing markets are estimated to see sales of 3.05 lakh apartments worth Rs 5.10 lakh crore during the current calendar year, according to JLL India. These seven cities are Delhi-NCR, Mumbai, Kolkata, Chennai, Bengaluru, Pune and Hyderabad. "At the end of 2024, over 300,000 homes worth Rs 510,000 crore of homes across 485 million sq ft are expected to be sold," real estate consultant JLL India said in a statement on Wednesday. Housing sales have remained healthy and hit a new nine-month (January-September) peak in 2024 with close to 230,000 homes sold across the top seven cities worth Rs 380,000 crore sold during this period, it added. Housing sales in 30 major tier II cities down 13% in Jul-Sep: PropEquity

Housing sales across 30 major tier-II cities fell 13 per cent to 41,871 units during July-September period on higher base effect and drop in new supply, according to PropEquity. Data analytic firm PropEquity, which is part of listed entity P E Analytics Ltd, on Monday released the housing report of top 30 tier II cities. Sales in top 30 tier-II cities have fallen by 13 per cent in July-September quarter of 2024 while new launches have declined by 34 per cent. Housing sales fell to 41,871 units in the third quarter of 2024 calendar year as against 47,985 units in the same period last year. Launches (new supply) fell to 28,980 units in July-September quarter of 2024 from 43,748 units in the same period last year. The west zone comprising Ahmedabad, Vadodara, Gandhinagar, Surat, Goa, Nashik and Nagpur, contributed 72 per cent to the total sales. Top 8 housing markets see 5% annual sales dip in Sep quarter: PropTiger

Housing sales declined 5 per cent in the July-September quarter across the top eight cities due to a fall in new supply and sharp appreciation in prices, according to PropTiger. Real estate brokerage platform PropTiger.com, which is part of Australia's REA group that owns Housing.com, on Tuesday, released its report 'Real Insight' on India's residential market. A total of 96,544 units were sold in July-September, down 5 per cent from 1,01,221 units sold during the same period in 2023. The number of new residential units launched in the top 8 markets fell 25 per cent to 91,863 units from 1,23,080 units. Housing sales rose 5 per cent annually during July-September to 87,108 units in eight major cities as demand stayed strong for premium homes, according to Knight Frank India. Real estate consultant Knight Frank India on Thursday released its report 'India Real Estate' for the third quarter of 2024 calendar year through a webinar, showing a modest increase in housing sales in contrast to data provided by Anarock and PropEquity which reported drop in total sales during July-September across major cities. Housing sales fell 11 per cent during July-September to 1.07 lakh units in seven major cities on lower launches and an annual 23 per cent growth in average prices, according to Anarock. Real estate consultant Anarock on Thursday released data that showed an 11 per cent fall in sales of residential properties in July-September to 1,07,060 units from 1,20,290 units in the year-ago period. Anarock Chairman Anuj Puri said, "All the top cities individually recorded a dip in housing sales." Realty firm Ashiana Housing has sold 168 apartments for Rs 403.49 crore in its residential project in Gurugram on strong consumer demand. In a statement on Wednesday, Ashiana Housing Ltd said that the company has sold 168 apartments in the fourth phase of its kid-centric project 'Ashiana Amarah'. Housing sales in Mumbai Metropolitan Region (MMR) primary residential market are expected to cross Rs 1.35 lakh crore this calendar year, according to JLL India.
