Realty developer M3M India is doubling down on branded luxury housing. On Tuesday, the realtor announced a partnership with global fashion and lifestyle brand ELIE SAAB to develop two ultra-luxury residential projects in Delhi-NCR with a combined investment of ₹3,500 crore.
The collaboration will see 300 high-end apartments in Gurugram and around 650 homes in Noida, catering to India’s fast-growing appetite for globally branded, design-led residences. The Gurugram project will be developed by M3M India, while the Noida development will be executed by group firm Smartworld Developers.
Speaking in Gurugram, M3M India promoter Pankaj Bansal said the tie-up with ELIE SAAB marks a significant step in the group’s strategy of partnering with international luxury brands to differentiate its residential offerings and drive premium sales. “We have partnered with ELIE SAAB for two branded residential projects in Delhi-NCR,” Bansal said, adding that demand for globally curated luxury homes continues to rise among affluent Indian buyers.
The Gurugram project, named ‘Signature Residences by ELIE SAAB’, will come up along the Dwarka Expressway and involve an investment of around ₹2,000 crore. Spread across 1.3 million square feet, the project will offer 300 premium homes priced at ₹37,000 per sq ft, with starting prices of around ₹15 crore per unit.
For buyers, this signals a new wave of internationally branded living spaces aimed squarely at India’s ultra-affluent segment.

In Noida, M3M’s group firm Smartworld Developers will develop a six-acre project with a total investment of ₹1,500 crore and a developable area of 1.2 million square feet. The project will feature approximately 650 units, including about 200 larger luxury homes priced between ₹9 crore and ₹12.5 crore, and 450 serviced apartments with starting prices of nearly ₹3 crore. Apartments in Noida will be sold at around ₹33,000 per sq ft.
For ELIE SAAB, the partnership marks its formal entry into India’s branded residences segment. ELIE SAAB Jr, Vice Chairman and CEO of ELIE SAAB Group, said the brand entered real estate in 2019 with its first project in Dubai and has since completed over 25 branded residential projects globally. “We are bullish on the Indian market and are entering it in partnership with the M3M Group to deliver unique properties,” he said.
Beyond real estate, ELIE SAAB is also planning to strengthen its retail presence in India. ELIE SAAB Jr revealed that the brand intends to open a ready-to-wear store in Delhi, spanning about 3,000–4,000 sq ft, though a timeline for the launch has not yet been finalised.
The ELIE SAAB tie-up adds to M3M India Group’s growing portfolio of branded developments. The company has already delivered a residential project in Gurugram under the Trump brand and, in October last year, partnered with Jacob & Co, another globally renowned luxury brand, for a project in Noida.
Two locations, two very different buyer profiles
The partnership will deliver homes in Gurugram and Noida, each catering to a slightly different kind of luxury buyer.
Gurugram (Dwarka Expressway):
M3M India will develop 300 premium apartments under the name Signature Residences by ELIE SAAB.

Luxury residences: ₹9–12.5 crore (200 units)
Serviced apartments: starting ₹3 crore (450 units)
Price:~₹33,000 per sq ft
Investment: ₹1,500 crore
This mix makes the Noida project attractive both to end-users and investors looking for branded serviced living.
