The Maharashtra government has announced a new scheme which liberalises the construction redevelopment rules for old and dilapidated buildings.
The scheme, cleared by the state cabinet on Wednesday, offers a floor space index (FSI) of 4, plus an additional bit as an extra incentive, if a developer undertakes to rebuild such properties of a minimum 4,000 sq.m. cluster size. Also, all tenants in such buildings — there are around 16,000 in this category — are to be rehoused in the redeveloped property, at a minimum of 300 sq.m. per head.
FSI is the ratio of total plinth area of all buildings on a plot to the total area of that plot.The relaxation offers a multiple of the permitted cap on floor construction, and has been demanded by developers and real estate firms, all struggling to cope with the current slowdown in the sector.
