Co-working office space leasing drops 43% in Jan-Mar across 9 cities: CBRE

Leasing of office space by co-working operators declined 43 per cent annually to 21.6 lakh square feet in January-March quarter this year across nine major cities, according to CBRE. The co-working space operators, who mainly provide managed flexible workpace to corporates of all sizes, had rented 37.6 lakh sq ft office space in the year-ago period. Real estate consultant CBRE data showed that the share of co-working space operators in the total office leasing transactions declined to 12 per cent in the latest March quarter from 22 per cent in the year-ago period. The co-working players take office on rent from property owners to establish their centres and then sub-lease to clients that are mainly corporates. WeWork India, Smartworks, listed-firm Awfis, Incuspaze, Simpliwork Offices, and IndiQube are some of the major co-working players. Foreign firms lease 62% of office space in India's top 9 cities: CBRE

Foreign companies rented 111.6 lakh sq ft office space in January-March this year across nine major cities, contributing 62 per cent to the total demand, according to CBRE. Real estate consultant CBRE data showed that the gross leasing of office space rose 5 per cent to 180 lakh sqft in January-March across nine cities as against 171 lakh sqft in the year-ago period. Global corporates accounted for 62 per cent of office space leasing. Out of 180 lakh sqft gross leasing of office space, foreign firms rented 111.6 lakh sqft while domestic firm 68.4 lakh sqft. These nine cities are -- Delhi-NCR, Mumbai, Kolkata, Chennai, Bengaluru, Hyderabad, Pune, Ahmedabad, and Kochi. Land deals rose to over 2,200 acres, mainly for housing projects: CBRE

Indian real estate sector saw more land deals in 2024 at over 2,200 acres as developers were looking to expand the business, according to CBRE. Real estate consultant CBRE data showed that land deals of more than 2,200 acres last year as against about 1,900 acres in the preceding year. Out of the total land transactions in 2024, around 2,000 acres were located in the eight major cities -- Delhi-NCR, Bengaluru, Mumbai, Chennai, Pune, Hyderabad, Kolkata and Ahmedabad. Nearly 1,200 acres of land are meant for residential projects, around 580 acres for industrial & warehousing parks and 200 acres for data centres. Chennai to add 12-13 million sq ft of premium office space in 2025-26

Chennai is set to add about 12-13 million sq ft of premium office space between 2025 and 2026 following strong demand from corporates engaged in various sectors and industry, a report by real estate consulting firm CBRE South Asia Pvt Ltd has said. Currently, the city is home to about 250 Global Capability Centres (GCC) that employ over 1.50 lakh professionals, constituting about 11 per cent of the total GCC talent. The presence of Global Capability Centres in Chennai is expected to touch 460 units by 2030, it said. Equity investments in Indian real estate rose 46 per cent to USD 8.9 billion during January-September this year, according to CBRE. Real estate consultant CBRE noted that the equity investment in real estate is the highest since 2018 calendar year. Equity investments include those by private equity funds, pension funds, sovereign wealth funds, institutional investors, real estate developers, real estate fund-cum-developers, investment banks, corporate groups, and REITs, etc. As per the data, the equity investments in real estate stood at USD 5.8 billion in 2018; USD 6.4 billion in 2019; USD 6 billion in 2020; USD 5.9 billion in 2021; USD 7.8 billion in 2022; and USD 7.4 billion in 2023 calendar year. Nearly 50 per cent of public infrastructure in India is unprepared for disaster management, according to a survey by CBRE. The survey findings were released at a joint 'Infrastructure Management Conference 2024' organised by CBRE and Confederation of Indian Industry (CII) here. On Wednesday, real estate consultant CBRE said as per its survey on select large infrastructure assets on risk management parameters, "nearly 50 per cent of the public infrastructure in India is unprepared for disaster planning and management and needs greater attention". Domestic firms take up 47% of total office space demand since 2022: CBRE

Domestic companies have taken 47 per cent of the total 154 million sq feet of office space leased since 2022 calendar year across nine major cities and the dominance of global firms particularly from the US has come down, according to CBRE. The real estate consultant CBRE noted that the share of domestic companies was one-third of the total office demand before 2022. Around 350 million square feet of prime office space, valuing more than USD 60 billion, will become eligible by 2026 to get listed as Small and Medium Real Estate Investment Trusts (SM-REITs), according to CBRE. In March, capital markets regulator Securities and Exchange Board of India (Sebi) notified the framework for SM-REITs. At present, there are no listed SM-REIT in the country. Real estate consultant CBRE on Thursday released its report titled, 'Navigating the SM REIT Landscape - A Look at Regulations and Implications'. As per the report, the total completed office stock in India currently stands at over 800 million square feet, of which REIT-listed office inventory is over 88 million square feet. Office space leasing absorption in Kolkata surged 33 per cent year on year to 0.4 million square feet in the April-June quarter of 2024, according to the CBRE India Office Figures Q2 report.
