Brookfield India Reit plans to acquire business park for over ₹13,000 cr

Brookfield India Real Estate Trust (BIRET) on Tuesday said it is planning to acquire 7.7 million sq ft of commercial assets in Bengaluru for Rs 13,125 crore to expand business. This will fall in related party transaction and is proposed to be done at arm length basis, the company said. In a regulatory filing on Tuesday, the company said the Board of Directors of Brookprop Management Services Pvt Ltd, which is the manager of BIRET, approved the acquisition of up to 100 per cent of the issued and paid-up equity share capital of Arliga Ecoworld Business Parks Pvt Ltd at an acquisition price of Rs 1,31,250 million from the existing shareholder of Ecoworld SPV. Indian REITs deliver 6-7.5% yields, outpacing US, Japan markets: Report

Indian Real Estate Investment Trusts (REITs) are generating an average yield of 6-7.5 per cent for unitholders, better than many mature markets, including the US, according to a report by CREDAI and Anarock. CREDAI, the apex body of Indian real estate developers, and property consultant Anarock released a report 'Indian REITs - A Gateway to Institutional Real Estate' at an event here. At present, there are five listed REITs in India - Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, and Knowledge Realty Trust. Nexus Select Trust are backed by rent-yielding retail real estate (shopping malls) while the other four are office REITs. "Average distribution yields of Indian REITs range between 6 per cent and 7.5 per cent, competitive with fixed-income instruments but with the added potential for capital appreciation," the joint report said. Brookfield India REIT Q1 net operating income rises 13% to ₹499 crore

Brookfield India Real Estate Trust has posted 13 per cent increase in its net operating income to Rs 498.6 crore for the first quarter of this fiscal year and announced plans to raise up to Rs 1,000 crore through issue of preferential units to investors. Its Net Operating Income (NOI), which is revenue from operation minus direct operating expenses, stood at Rs 439.9 crore in the year-ago period, according to a regulatory filing on Friday. The company, an institutionally managed real estate investment trust (REIT) backed by rent-yielding office assets, announced distribution of Rs 319 crore to unitholders (Rs 5.25 per unit) for June quarter of 2025-26 fiscal. Brookfield India REIT also plans to raise up to Rs 1,000 crore through issue of preferential units to investors. It will issue up to 3.23 crore units at Rs 310 per unit. Brookfield India Real Estate Trust on Tuesday reported a 16 per cent increase in net operating income to Rs 488.5 crore and announced a distribution of Rs 319 crore to unitholders for the latest quarter ended March. Its Net Operating Income (NOI) stood at Rs 422 crore in the year-ago period. The company announced the distribution of Rs 319.1 crore (Rs. 5.25 per unit) to its unitholders for the March quarter, 10.5 per cent higher than the fourth quarter of the 2023-24 fiscal, according to a regulatory filing. During the full 2024-25 fiscal, the NOI grew by 37 per cent to Rs 1,854 crore from Rs 1,350 crore in the preceding year. Brookfield India REIT raises Rs 3,500 crore via QIP to reduce debt

Brookfield India Real Estate Trust has raised Rs 3,500 crore by selling units to institutional investors through QIP issue mainly to reduce debt. In a regulatory filing on Friday, the company said it has successfully completed a capital raise of Rs 3,500 crore through a qualified institutional placement (QIP) of units. The issue was launched on December 9. The issue saw strong demand from long-term investors including a mix offerings from institutions, mutual funds, and life insurance companies. "The issue marked the first REIT investments in India from the International Finance Corporation (part of the World Bank group) and Life Insurance Corporation of India," Brookfield India REIT said. Brookfield India Real Estate Trust on Thursday announced plans to raise up to Rs 3,500 crore through issue of units to institutional investors to reduce debt as well as to fund future growth, and reported a 40 per cent increase in its net operating income to Rs 485.8 crore for the second quarter of this fiscal. Brookfield India Real Estate Trust has reported a 93 per cent jump in its net operating income to Rs 439.9 crore and declared a distribution of Rs 216 crore for the June 2024 quarter. Brookfield India Real Estate Trust (BIRET) on Thursday reported an 89 per cent rise in its adjusted net operating income to Rs 460.8 crore during the March quarter and announced distribution of Rs 208.6 crore to unitholders. Brookfield India Real Estate Trust has opened its issue to raise up to Rs 3,500 crore by selling units to institutional investors on private placement basis to fund acquisition of two assets in Gurugram and Mumbai.
