Merlin Group, Fashion TV to launch Rs 900 cr Kolkata luxury housing project

Kolkata-based real estate major Merlin Group has partnered with global lifestyle network Fashion TV (FTV) to introduce the city's first branded luxury residential project under F Residences. The Rs 900-crore project in Rajarhat-New Town aims to bring global luxury living standards to Kolkata, comparable to high-end residences in Poland, Bali, Dubai, Turkey, Bangkok, Singapore, and key Indian cities like Pune, Chandigarh, Mumbai, and Ludhiana, the Merlin Group said. Fashion TV will offer technical expertise in the project that aims to meet its latest global luxury trends in the project for an undisclosed license fee arrangement. "The key driver for this association is aspiration, not margins. It aligns with our vision to elevate urban living in Eastern India. Kolkata's aspirational homeowners are looking for globally inspired designs and amenities," said Saket Mohta, Managing Director, Merlin Group. This is Merlin's first branded luxury project, and the company is keen to explore .

Sale of luxury homes, priced Rs 4 cr and above, rises 53% in 2024: CBRE

Luxury homes, each costing Rs 4 crore and above, were in much demand last year with sales rising 53 per cent to 19,700 units across seven major cities, according to CBRE. In the 2023 calendar year, the sales of housing units, each priced Rs 4 crore and above, stood at 12,895 units. Sales of luxury homes in this price category were maximum in Delhi-NCR at 10,500 units during 2024 as compared to 5,525 units in the preceding year. Anshuman Magazine, Chairman & CEO - India, South-East Asia, Middle East & Africa, CBRE, said, "The residential real estate market is driven by strong fundamentals underpinned by robust end-user demand. We expect this momentum to continue, with both sales and new housing unit launches to remain steady in the coming quarters." ASK Property, India Sotheby's launch Rs 1,000 cr fund for luxury housing

ASK Property Fund and India Sotheby's International Realty on Tuesday announced the launch of a Rs 1,000-crore equity fund for making investments in luxury residential projects. In a joint statement, ASK Property Fund and India Sotheby's International Realty said they have done a "strategic collaboration to launch India's first luxury real estate investment platform ASK Curated Luxury Assets Fund". ASK Property Fund is the real estate private equity arm of Blackstone-backed ASK Asset & Wealth Management Group. ASK Curated Luxury Assets Fund is registered with the Securities and Exchange Board of India as a Category II Alternative Investment Fund under the SEBI (Alternative Investment Funds) Regulations, 2012 (AIF Regulations). The purpose of this fund is to invest in residential projects in India in the luxury segment, the statement said. The fund's objective is to generate superior risk-adjusted returns for investors by investing in high-end residential projects in top cities, .

DLF to invest Rs 8,000 crore to build super-luxury project in Gurugram

Realty major DLF will invest around Rs 8,000 crore to develop an ultra-luxury housing project in Gurugram as it seeks to encash strong demand for premium homes. Last month, DLF did a pre-launch of its 17-acre super-luxury housing project 'The Dahlias' at DLF 5, Gurugram, after obtaining all regulatory approvals and has received a good response from customers. The company will develop around 420 apartments in this project, which is the second ultra-luxury offering from DLF after the successful delivery of 'The Camellias'. According to sources, DLF will invest around Rs 8,000 crore over the next 4-5 years on the construction of this new project, comprising nearly 50 lakh square feet of area. In a conference call with analysts held recently, DLF's Managing Director Ashok Tyagi informed that the company is expecting Rs 26,000 crore in revenue from this new super-luxury project in Gurugram based on the current pre-launch price. DLF sales jump over 3X to Rs 6,404 cr in Q1 on high demand for luxury homes

Realty major DLF's sales bookings jumped over three-fold to Rs 6,404 crore during the first quarter of this fiscal on strong demand for its luxury housing properties. The company had sold properties worth Rs 2,040 crore in the year-ago period. DLF has given guidance to achieve Rs 17,000 crore worth of sales bookings for the entire 2024-25 financial year as against nearly Rs 15,000 crore in the preceding year. According to its latest investor presentation, the company's sales bookings in the April-June quarter were driven by its luxury project 'DLF Privana West' at Sector 76/77, Gurugram that saw sales of Rs 5,600 crore. In its super-luxury housing project 'The Camellias' at DLF 5, Gurugram, the company sold 4 units for Rs 251 crore. On Thursday, DLF reported a 23 per cent increase in its consolidated profit to Rs 645.61 crore in the first quarter of this fiscal. Its net profit stood at Rs 527 crore in the year-ago period.
