Warehousing supply to grow 13-15% in eight primary market in FY24: Report

The industrial and warehouse logistics park supply is likely to grow 13-15 per cent in this fiscal in the eight primary markets to around 435 million square feet, with nearly 52 per cent to come up in grade A capacity, according to a report. However, the incremental absorption is likely to remain flat at the FY23 levels of around 39 million sq ft, Icra Ratings said in the report. The warehousing sector continues to witness a sustained demand from the third-party logistics (3PL) and automobile sectors, which together accounted for 53 per cent of the total leased warehousing area as of March 2023. Additionally, the rapid expansion of new sectors like e-commerce and allied services, the growing needs of the consumption market and the government's focus on manufacturing will boost demand. Leasing of warehousing space in Bangaluru exceeded new supply by 55 per cent during 2018-22 period, resulting in lower vacancy level and increase in rental, according to India Sotheby's International Realty report. Property consultant India Sotheby's International Realty on Wednesday released a white paper 'Ahead of The Curve - Bengaluru Warehousing'. The IT city is likely to witness a surge in investment for development of premium warehousing park to meet growing demand for storage space from e-commerce and third-party logistics players, the paper said. The consultant has taken inputs from real estate data research company CRE Matrix in the white paper. "The demand-supply trend of the last five calendar years (2018-22) shows that demand has outstripped new supply by far, resulting in very low vacancy levels in existing warehousing parks and a decent growth in rentals," the consultant said. Lease of industrial-warehousing space up 11% annually in 5 cities: Colliers

Leasing of industrial and warehousing space rose 11 per cent year-on-year to 7.2 million square feet during the January-March period across five major cities on higher demand form third party logistics and e-commerce firms, according to Colliers India. Real estate consultant Colliers tracks the demand and supply of premium industrial and warehousing spaces, which are primarily being developed in the adjoining micro-markets of five major cities -- Delhi-NCR, Bengaluru, Mumbai, Pune and Chennai. The January-March period saw the highest leasing compared to the previous eight quarters. "This sustained streak in leasing was backed by 3PL (third party logistic) operators who continued to expand across large markets, forming 41 per cent of total leasing during the quarter. This was distantly followed by the FMCG sector at 12 per cent," Colliers said. RIL to set up $2.4-3 bn InvIT to monetise retail warehousing assets

Reliance Industries Ltd (RIL) has started the process to set up an infrastructure investment trust (InvIT), under which the group can monetise the backend warehousing and logistics assets of its retail business, said industry sources. Reliance Retail, the company which operates the retail business of the billionaire Mukesh Ambani-led Reliance Industries, has already registered a trust with the market regulator Securities and Exchange Board of India (Sebi) in February this year, they added. The trust will store the warehouse assets that the group intends to monetise. According to a media report, the value of the assets that could be transferred to the InvIT is USD 2.4-3 billion (Rs 19,000-25,000 crore). UP govt approves Warehousing Logistics Policy 2022; aims for $1 trn economy

The Uttar Pradesh government's Cabinet on Thursday approved the 'UP Warehousing and Logistics Policy-2022', state's industrial development minister Nand Gopal Gupta said, stressing that the move will help it become a "USD 1-trillion economy". The policy's approval comes ahead of the Global Investors' Summit scheduled to be held in Lucknow in February 2023. PE investment in real estate down 17% to $5.13 bn; inflow up in warehousing

Private equity investment in real estate fell 17 per cent this year to USD 5.13 billion as investors turned cautious amid geopolitical and inflationary concerns, according to Knight Frank India. Private equity (PE) investment, in both pure equity and debt form, declined in housing, office and retail segments during 2022, whereas it increased in warehousing assets when compared with last year. As per the Knight Frank data, PE investment in warehousing increased 45 per cent to USD 1,907 million this year from USD 1,313 million last year. In office assets, PE investment dipped 19 per cent to USD 2,331 million this year from USD 2,882 million in 2021. PE inflows were down 50 per cent in the housing segment to USD 594 million in 2022 from USD 1,187 million last year. In retail assets as well, PE investment declined 63 per cent to USD 303 million this year from USD 817 million in 2021. Overall, PE investment has fallen to USD 5,134 million (USD 5.13 billion) this year from USD 6,199 .

Warehousing and logistics supplies likely to double by 2030: Report

Warehousing and logistics supplies are likely to double to cross 700 million square feet by 2030, for which more than USD 20 billion additional investment is needed, a report said on Thursday. According to a report by the CBRE Group, which is the world's largest commercial real estate services and investment firm, during the first nine months of 2022 saw the sector getting only about USD 144 million across greenfield and brownfield assets from global investors. The report said that leasing activity in the segment grew 40 per cent to 9.2 million square feet in the third quarter over second quarter. The warehousing and logistics sector requires at least USD 20 billion of fresh investments by 2030 to develop incremental warehousing spaces, most of which will be needed in tier-II and III cities, said the report. IndoSpace to invest Rs 3,000 cr in warehousing, logistics space in K'taka

Industrial and logistic parks developer IndoSpace on Friday announced that it will invest Rs 3,000 crore in Karnataka's warehousing and logistics space. The firm already has a strong footprint in the state with its Grade-A industrial parks operational in Bommasandra, Nelamangla I and upcoming facilities in Nelamangala II and Naraspura. IndoSpace said it has signed an initial pact with the Karnataka government for this proposed investment in the state. The pact is for a period of seven years and expected to generate 14,000 new jobs. This investment will help attract further investments in the state and help meet the increasing demands of industries linked with warehousing and logistics, the company said.
