Housing sales in the January- March period rose 2 per cent to 88,274 units across eight major cities as consumer demand for residential properties continues to be strong, according to Knight Frank. On Thursday, real estate consultant Knight Frank India released its report 'India Real Estate: Residential and Office (January-March 2025)' which showed stability in demand across primary (first sale) housing markets of eight major cities. During JanuaryMarch, the consultant said that primary residential sales reached 88,274 units, a 2 per cent annual increase over the year-ago period. Knight Frank data showed a marginal increase in sales during the latest March quarter, contrary to PropEquity and Anarock reports, which stated a 23 per cent and 28 per cent decline in housing demand in the first quarter of this calendar year. Housing sales across 15 top tier-II cities rose 20 per cent in value terms last calendar year to more than Rs 1.52 lakh crore on higher volume and price appreciation, according to PropEquity. Real estate data analytics firm PropEquity on Wednesday released the data for 15 major tier-II cities where total housing sales rose 4 per cent to 1,78,771 units in 2024 from 1,71,903 in the preceding year. In value terms, the sales increased 20 per cent to Rs 1,52,552 crore in 2024 from Rs 1,27,505 crore in 2023. These 15 cities are -- Ahmedabad, Surat, Vadodara, Gandhi Nagar, Nashik, Jaipur, Nagpur, Bhubaneswar, Mohali, Visakhapatnam, Lucknow, Coimbatore, Goa, Bhopal and Trivandrum. As per the data, housing sales rose the most in Coimbatore at 36 per cent and fell maximum in Visakhapatnam by 21 per cent in 2024. Realty firm Ashiana Housing has reported over 2.5-fold jump in its sales bookings to Rs 454.31 crore in the quarter ended December on strong demand for its residential properties. The company's sales bookings stood at Rs 173.88 crore in the year-ago period. During April-December period of this fiscal, Ashiana Housing sales bookings increased to Rs 1,362.17 crore from Rs 935.68 crore in the corresponding period of the preceding year, according to the latest regulatory filing. During the third quarter of 2024-25 fiscal, Ashiana Housing sold 451 units as against 252 units booked in the year-ago period. Fresh supply of housing units is estimated to decline 13 per cent during this quarter across nine major cities with builders launching less number of projects because of the general election, according to real estate data analytic firm PropEquity. PropEquity data shows that new housing supply in April-June is estimated to fall to 97,331 units across nine major cities as against 1,11,657 units in the year-ago period. Pune and Hyderabad are witnessing fewer launches during this quarter while the new supply in Delhi-NCR has almost doubled.
