India's top six cities witnessed a 26 per cent annual growth in new supply of office spaces during the September quarter to 16.1 million sq ft as developers look to encash strong demand of premium workspaces from global and domestic firms, according to Vestian. US-based real estate consultant Vestian data showed that the new supply of office space was the highest in Pune at 3.70 million sq ft during the July-September period, an increase of 164 per cent from the year-ago period. In Delhi-NCR, the new office supply increased 35 per cent to 3.10 million sq ft. The fresh supply of office space in Chennai jumped 320 per cent to 2.1 million sq ft, while the supply doubled in Mumbai to 1.80 million sq ft. Smartworks Coworking Spaces Ltd on Monday said it has taken 8.15 lakh sq ft of office space on rent in Mumbai from Hiranandani Group to establish the biggest managed workspace campus in the world. In a regulatory filing, the company informed that it has signed an agreement to lease over 8,15,000 sq ft at Vikhroli in a project developed by Regalia Office Parks Pvt Ltd, the commercial office division of the Niranjan Hiranandani Group. The facility will be operational in the last quarter of 2026 calendar year. Smartworks currently has six large office campuses pan-India with an area of over 5 lakh square feet each. Office space leasing is estimated to fall 1 per cent during July-September to 172 lakh square feet across seven major cities, mainly on lower demand in Bengaluru, Hyderabad and Delhi-NCR, according to Colliers India. The gross leasing of office space stood at 174 lakh (17.4 million) sq ft in the year-ago period. Gross absorption does not include lease renewals, pre-commitments and deals where only a Letter of Intent has been signed. According to the data, the gross office space leasing in Bengaluru is set to fall 25 per cent to 47 lakh (4.7 million) sq ft in the third quarter of this year from 63 lakh (6.3 million) sq ft in the year-ago period. In Delhi-NCR, the office leasing is projected to decline to 16 lakh (1.6 million) from 24 lakh (2.4 million) sq ft. Leasing of retail spaces in shopping malls and high-streets across Delhi-NCR rose 25 per cent in the January-June period on better demand and higher new supply, according to CBRE. Real estate consultant CBRE data shows that the Delhi-NCR market saw leasing of 5 lakh sq ft retail spaces in January-June as compared to 4 lakh sq ft in the year-ago period. Fashion and apparel segment was a major driver of demand in January-June 2025 with 35 per cent of the share in the total leasing across Delhi-NCR. Homeware and departmental store took 30 per cent of the retail spaces. CBRE data pertains to leasing in investment-grade shopping malls, high streets and standalone developments.
