From 25 operational malls in 2003, today India has over 130 malls with an estimated gross leasable area of approximately 28 million sq ft.
 
It is estimated that 76 million sq ft of additional retail real estate will be available by the end of 2007, and by the end of 2010, 385 new malls are likely to emerge, making available an area of over 115 million sq ft.
 
Even after factoring an increase of 20 per cent new space over the next year, the new mall space available will be around 140 million sq ft. That leaves a shortfall of about 40 per cent in meeting the estimated demand in 2011 of 240 million sq ft.
 
There is heavy dependence on metros and mini metros with only 49 per cent of the new space being developed in tier II and tier III cities, while the remaining share is being developed in the four metros. There are, therefore, fewer options available to retailers seeking to enter smalle cities.
 
There will be significant consolidation in the retail real estate in the future. With large Indian developers getting serious and with international players vying for space in the Indian market, a number of acquisitions are expected.
